The fourth quarter of 2022 and first quarter of 2023 have generated unprecedented results in the Woodstock, Vermont luxury real estate market. With 15 homes closed at a price over $1M since October 1, 2022 and four additional properties under contract to close this spring, interest and activity in “the prettiest small town in America” has exceeded all expectations and shown an endurance and strength in an otherwise somewhat diminished market.

Starting with our colleague Keri Cole’s $7.2 M record sale of 1583 Westerdale Road, and extending across 12 of the 15 most recent sales, Williamson Group, the original and oldest continuously operated Sotheby’s International Realty office in Northern New England, continues to lead the market with a commanding 36% market share and a median sale price of $2,086,364.

In spite of these dramatic results, our market is still afflicted by a historical lack of real estate inventory for sale in Vermont. The performance of our market area for the rest of 2023 will be determined by whether or not more sellers decide to list their homes.
